Feasibility Assessment
Site assessment includes remote site analysis, access review, set-backs to property lines, zoning verification, a quote from a local GC, and final quote preparation. At this step, we de-risk the project to ensure it can be delivered effectively.
Sign the contract
Together, we fine-tune your design configuration and iron out any final details.
Payment 1 - 20% - upon signing
Following steps happen in parallel
Permitting
We do all the permitting for you. We'll prepare and submit all required paperwork to the state and local county jurisdiction for building permits.
At the same time, we begin procuring materials for your dwellings. It's about to come to life!
Payment 2 - 50% - once framing begins
Fabrication

Payment 3 - 20% - once framing is completed
Site Prep
In parallel with fabrication, your local GC begins work to make your site ready - this includes preparing the foundation, utility connections, drainage, and earthwork.
For an additional service fee, ELMNTL can manage a local GC on your behalf.
Delivery + Installation
Your dwelling is ready! We get it ready for the journey to your site so it's delivered completed and in mint condition.
Quick 2-3 day installation - that is what our modular design is made for! Your local GC will manage craning the module from the delivery truck and onto the foundation, along with final utility hook-ups. A ELMNTL project manager will be present on site to consult on the correct installation and help take any guesswork out of the process.
Payment 4 (final) - 10% - before dispatch

Note: these estimates apply to a single cabin or functional spaces. For purchase orders of 2 to 10 units, the timeline increases, but only incrementally. For purchase orders of 10+, ELMNTL provides a custom-tailored concierge services and production prioritization.

Site Prep
In most cases, no permit will be required. Our modules come with a quick-install foundation that only requires level ground. If permits are required, ELMNTL can handle all the paperwork and submissions for you.
Deliver & Install
Your sauna is ready! We prepare it for the journey to your site so it's delivered, complete, and in mint condition.
We make a quick 2-hour drop-ship installation on level ground. 12k forklift or tele-handler with 6-8 foot forks are required for unloading and setting the sauna in the desired location.
Payment 2 (final) - 20% - before dispatch
